We will discuss your next purchase and will go into detail about features and characteristics, the type of development potential you would like the property to have and your short, medium and long term goals you have for the property. This will allow us to narrow down our search criteria and focus on the most relevant opportunities for you.

We will approach our network of agents with your criteria so we are alerted when an off market or pre market opportunity comes up. The agents we work with are happy to send opportunities to us first due to the referrals we provide to them due to our well established, mutually beneficial relationship. During this time we will also be monitoring online portals to identify any potential properties that come to the open market.

Once we see a potentially suitable property we will speak with the agent, do a preliminary contract review, inspect the property, do all necessary site measurements and run the data through our initial feasibility workbook to assess viability. If the property passes our initial feasibility, we will share it with you for review and commentary.

If the property is something you would like to explore further we will engage our local town planner firm to do a phase 2 feasibility report. This report goes into detail about the highest and best use of the property, any potential challenges that may come up during the development and the likelihood that what you want to develop do can be developed. At the same time we will engage with construction teams to obtain a high level construction cost estimate.

If you decide to proceed, we will move to secure the best possible price and terms for the property. We will try to secure an extended settlement to give you time to get your designs and approvals organised before the property settles, and a cooling off period to organise a building and pest report to confirm the existing home condition. We will track the settlement and organise all final inspections as required before handover.
Our acquisition fees and next steps
Our fee is 2.2% of the purchase price for anything over $1,250,000. For sites below $1,250,000 it is a flat fee of $25,000 + GST. This fee is paid in two parts, $3000 + GST as a retainer before the search starts and the remainder on unconditional exchange.
Once the property has settled, our acquisition service is complete. If you are comfortable taking over from there to see the development through, you can. If however, at this point you would like access to our Construction Concierge service, our team will take it from there. We will assist with coordination and management of the entire design and construction process utilising our network of experts.
