How It Works

A build or renovation involves dozens of moving parts and hundreds of decisions. This is how we manage all of it on your behalf — from the first conversation to final handover — and how a service this involved can come at no cost to you.

How it works

A clear path from first call to final handover

01

Your project, scoped.

Everything begins with understanding your project in detail. We sit down with you to define your vision, your budget and the full scope of what you want to achieve. From there, we prepare a detailed scope of works which is the single, most important document most homeowners never get.

Without it, every builder or designer quotes a slightly different version of your project, and the numbers that come back can’t be meaningfully compared. With it, everyone is pricing the same thing, and you can see exactly what you’re paying for. It’s the foundation everything else is built on. And our service, here and at every stage, comes at no cost to you.

02

Your team, selected.

We bring you the right calibre people from a network we’ve spent years vetting and working with — builders, architects and designers who are specialists across every style, scale and project type, many of them award-winning.

For clients who need design, we bring you quality architects and designers and put their quotes and portfolios side by side, so the choice is yours. Once the first concepts are done, we brief our builders so their team and your design team are working toward the same budget from the start. As the design develops, those builders provide competitive quotes against a consistent scope, presented to you in full. You see every number. You meet the team. You decide. We’re here to make sure the choice is an informed one.

03

Your build, managed.

This is where most projects succeed or unravel, and where we do our most important work.

We help you manage every decision, every quote and every conversation across your entire project team. We hold your builder to the construction program and the timeline you were promised. When questions arise, they come to us, first. When problems arise on site, we work them through and bring you the solution, not the panic. We speak builder and we speak client, and we translate fluently between the two, so nothing gets lost and nothing gets missed.

04

Your expectations, exceeded.

We stay across every detail through to the final handover, managing the close-out, the defects, the certificates and the finishing touches that separate a build that’s merely finished from one you couldn’t fault. It’s an obsessive attention to the details others miss, and an unwillingness to call anything done until it meets the standard we’d demand for our own homes.

Much of our best work happens quietly, in the background, before it ever reaches you. With Construction Concierge, you’ll have the reassurance of knowing someone has your project handled at every turn, and the rare feeling of being able to enjoy the process.

Why us

Why use a construction concierge

Most people start a build or renovation the same way: by having a designer draw up plans and calling a few builders asking for a price. It feels logical, but it’s where the trouble begins.

– The design gets finished before anyone checks it against the budget, and the quotes come back far higher than you can spend.

– Without a defined scope, every quote describes a different project so there’s no way to accurately compare prices.

– Cost-plus contracts quietly shift the financial risk onto you, and provisional sums blow out so the final cost lands well beyond what you were quoted.

– Construction programs never get written, so there’s no way to hold anyone to a timeline.

– Big decisions get made without the information needed to make them well.

We’ve seen how these projects end, because clients come to us when they do. Our role is to make sure yours never gets there.

We want to put the right structure, the right team and the right expertise in place from the very beginning, so the project runs the way it should.

How it's free

A complete service, at no cost to you.
Here's how.

It’s reasonable to wonder how a service this involved can be free. The easiest explanation is to think of us like a mortgage broker. The broker is paid by the lender, not the borrower.

We work the same way. We’re paid by the builder, not the property owner.

Our builders pay us, not you. They’re willing to do so because we bring them consistent, well-organised work and take care of everything they’d rather not — the client communication, the coordination, the admin — leaving them free to do what they do best: build.

You don’t pay more for it. Because our builders value their ongoing relationship with us, they’re motivated to price sharply. Our clients find it on par or better than going to the market directly.

Our entire service is included free. Everything we do, at every stage, comes at no cost to the property owner.

You see everything before you commit. We’re all about transparency. You’ll see every quote, in full, before you sign or pay for a thing. There’s no hidden costs.

Frequently Asked Questions

What does it cost to work with you?

It’s free. Our builders pay us, not you. Think of it like a mortgage broker: the broker is paid by the lender, not the borrower. Because we bring our builders consistent, well-organised work and handle everything they’d otherwise have to manage themselves, they pay us a fee when they win a project (and they price sharply to win it).

No. Because our builders value their ongoing relationship with us, they’re motivated to price sharply, communicate clearly and deliver to the standard we expect. Most clients find the pricing on par with, or better than, going to the market directly. And you’ll see every quote in full before you commit to anything, so there’s nothing hidden.

Of course, but our network exists precisely so you don’t have to gamble. Every builder we put forward is ConCert Accredited, has been extensively vetted and proven over years of working with us. We specifically select who to quote on your project based on their fit for your style, scale and budget.

We manage everything from large-scale renovations, alterations and heritage restorations to ground-up new builds, boutique multi-dwelling developments and new commercial builds. Whether you’re transforming a period home, building from scratch or undertaking a prestige development, we have builders and designers in our network suited to your project’s style, scale and budget.

Not quite. A project manager typically comes in once you’ve already chosen a builder. We come in before that, sometimes before a property is even purchased. We build the scope, brief multiple, vetted builders, help you choose the right one, and then stay involved all the way through. Think of us more like a relationship manager. We sit in the middle of every conversation between you, your builder and your design team, and we make sure all of it runs smoothly.

We’re based in Lavender Bay, Sydney and work across Sydney’s North Shore, Northern Beaches, Eastern Suburbs and Inner West, as well as the Sutherland Shire, Central Coast, Newcastle, the Hunter and beyond.

This is where we do our most important work. We hold your builder to the agreed program and timeline, coordinate every party, and manage the day-to-day communication so you’re never chasing anyone. When problems arise on site, we work them through and bring you the solution.

Of course. You can stay as involved as you want to be. Some clients want to weigh in on every detail; others want to hand it over and check in at the milestones. Either way, the decisions are always yours. We bring you the information and options you need to make them well, and handle everything in between. You stay in control without the project taking over your life.
