Builder

Selecting a builder is another key part of your project process, and they will play the biggest role in your project team going forward. Our process is designed to make this selection as easy as possible for you, and to mitigate any potential issues that could arise in the future. During the concept design phase, we will obtain cost estimates from three to five different builders within our network. This phase takes place when you are ready to select your builder. We will organise face to face meetings, site visits to current and previous jobs and time for you to speak to previous clients if you wish. Do your builders charge for quotes?

Typically our builders quote free of charge. The only time you may pay a builder for their time before the construction process starts is if you engage them on an early contractor involvement arrangement to consult during the design process. This is usually reserved for larger and more complex projects.

How many builders will you put forward?

We will put forward between 3-5 builders for you to meet. Our research and experience has told us that any less than 3 builders will leave you needing another opinion, while any more than 5 builders becomes confusing and makes it more difficult to make a decision.

How can I vet the builders?

We will always encourage you to research each builder as much as possible. We will take you to projects that the builders are working on or have finished and if you want to speak to previous clients of those builders their details can be made available to you.

Navigating an apartment renovation has become a nightmare with all the new Class 2 legislation. Having found our own Class 2 architect and structural engineer we were struggling to find a Class 2 builder. Charlie introduced us to 3 highly qualified builders, all of whom could have taken on the job. Their quotes were quite variable, but we were able to select a builder who was within our budget and could meet our timeframe. Charlie helped to steer us through some of the unknowns such as Home Owners Warranty Insurance and the NSW Planning Portal, and worked with us for well over a year before the work actually commenced. He stayed with the project throughout, initially providing a conduit between us and the builder, but also became the point of contact for the elderly residents in our block who were totally opposed to our renovation. He kept them informed on progress and deliveries, as well as answering their endless concerns and complaints. Finding Charlie was a godsend and he relieved an enormous amount of stress for us - we would highly recommend him to anyone doing a renovation, and especially navigating the Class 2 legislation.
