A heritage renovation in Dulwich Hill that restored a neglected shop top residence, addressing structural issues and water damage while creating a home that reflected the owners’ individual style.
The Brief
The clients were a young professional couple who wanted to restore a neglected original shop top residence in Dulwich Hill into a home that reflected their individual style, while also generating passive income by leasing the ground-floor shop.
The goal was to preserve the property’s historical character, including its facade and original features, while creating interiors that suited the couple’s own taste.
They wanted a home that blended vintage charm with contemporary comfort, and a ground-floor space that could support a new local business.
The Wishlist

– Original features, like doors, skirting and architraves, restored
– A master suite with an ensuite bathroom

The Challenge
The property came with significant structural issues and water ingress that had affected the building’s integrity over time.
The original facade and heritage features needed to be preserved throughout the renovation, which meant the structural remediation had to be carried out without compromising the historical elements the owners wanted to retain.
Without the right guidance, issues like these can escalate quickly, delaying the project or forcing a compromise between resolving structural problems and preserving the property’s original character.
WHAT WE DID
Construction Concierge facilitated the design and construction team the project needed to restore the property while resolving its structural issues.
We facilitated the design team for the project and provided ongoing support as the original facade was preserved and the interiors were reimagined around the owners’ own vision, blending vintage character with contemporary fixtures across the open-plan living area, kitchen and master suite.
When the design moved into construction, we facilitated the build team and provided ongoing support through the structural remediation, addressing the water ingress and reinforcing the building’s foundation, alongside the restoration of original doors, skirting, architraves and timber floors, and the fit-out of the ensuite bathroom.
Throughout the project, the clients had guidance across every stage, from resolving the structural issues through to the finished result, while we helped keep the design and construction teams working towards the same outcome.
The Outcome
The result is a restored shop top residence that preserves its historical character while reflecting the owners’ individual taste throughout.
The structural issues and water ingress were resolved, the original facade and heritage features were preserved, and the interiors were transformed into an open-plan living space with a restored master suite. The clients gained a home suited to their style, along with a ground-floor shop ready to lease to a local tenant.
