A Pre-Purchase Renovation for a Growing Family's Coastal Move
A partial home renovation in North Narrabeen that resolved urgent safety issues and delivered a bright, family-friendly update, with Construction Concierge involved from before the property was even purchased.
The Brief
The clients were a growing family looking to buy a home on Sydney’s Northern Beaches. Construction Concierge was engaged pre-purchase, helping the clients understand the likely costs of substantial remedial work and cosmetic upgrades before they committed to the property.
The goal, once purchased, was to make the home safe for a young family to move into and bring a bright, homely feel to a house that had sat untouched for decades.
The Wishlist
The clients wanted:

The Challenge
The home had sat untouched for decades and came with urgent remedial issues, including asbestos and significant water ingress, that needed to be resolved before the young family could safely move in.
The clients also wanted the home to feel brighter and more homely throughout, which meant balancing the urgent safety work with the cosmetic upgrades that would make the house feel right for their family.
Without the right guidance, remedial issues like these can delay a move-in date significantly, or get deprioritised in favour of cosmetic work in a way that puts a family’s safety at risk.
WHAT WE DID
Construction Concierge was engaged pre-purchase to help the clients understand the likely costs of the remedial and cosmetic work the home would need, giving them clarity before they committed to buying.
Once the property was purchased, we facilitated the build team needed to resolve the urgent remedial issues, including the asbestos removal and water ingress, making sure the home was safe before the family moved in.
Alongside the remedial work, we provided ongoing construction support through the bathroom renovations, including the Hamptons-style main bathroom with its skylight and high ceilings, the staircase refurbishment, the new timber flooring, and the teenagers’ retreat.
Throughout the project, the clients had support at every stage, from the pre-purchase assessment through to the finished result, while we helped keep the build on track.
The Outcome
The result is a North Narrabeen home that’s safe, bright and ready for family life, having moved from a house untouched for decades to a renovated coastal home.
The asbestos and water ingress issues were resolved, the main bathroom was finished to a Hamptons standard with plenty of natural light, and the staircase, flooring and living areas were brightened throughout. The clients gained a safe, homely space for their family, along with a dedicated retreat for the teenagers.
